  1. Analyze the Property - Put our expert real estate analysis capabilities to work for you.  Find out how much your home is worth, and how long you can expect it to take to sell.  Get a FREE value report by clicking here.     
  2. Set the Price - Our comparative market analysis report will give us a price range for your home.  The next step is to visit the property to view the condition of the home, updates, etc. to determine an exact price.  We discuss this proposed list price with you, and if you are agreeable, we will get the listing paperwork together for you.     
  3. List the home -  We make selling your home easy and hassle-free!  Once you agree to sell your home with Florida Metro Realty, we will fill out all of the paperwork for you (except the seller disclosure) and send everything to you for electronic signature.  All you have to do is review the documents and click to sign!      
  4. Market the Property - Florida Metro Realty Realtors® will list your property on the Multiple Listing Service (MLS) within 24 hours of receiving your signed listing agreement.  From there, we will syndicate that listing to scores of websites including: Zillow, Trulia, Realtor.com, and many more.  We will also place signage at the property, hold open houses, and promptly respond to all buyer inquiries.     
  5. Receive Offers / Negotiate - Our extensive marketing efforts will quickly lead to offers from interested buyers.  We will send every written offer to you and answer any questions you may have.  We will then negotiate on your behalf on topics like price, terms of the sale, & repairs.

  1. Why shouldn't I list my home FOR SALE BY OWNER (FSBO)?   FSBO listings are rarely successful, as they account for less than 8% of total homes sold in the USA.  There are several factors that make FSBO listings tough for home sellers.  In the first place, you are letting people into your home without any way of vetting them to know if they are even qualified to buy it.  Some of these people may not really be looking to buy your house, but instead are casing it for a potential crime (break-in, home invasion, etc.).  Another problem with FSBOs is that whenever you are away from the home, it's effectively off the market.  There are other troubles too, but generally speaking, you will sell your home faster and for more money working with a Realtor®.     
  2. Can I determine my home price for looking at a website?  The short answer is NO!  Real estate websites can usually give you a good ballpark for your home's value, but a careful comparative market analysis can help to ensure you are not under-pricing or over-pricing your home.     
  3. Should I price my home $5k-$10k more to leave room for negotiation?  This is a common mistake that sellers make.  Over-pricing your home can cause the home to sit on the market without getting visits or offers.  The longer the home sits on the home, the less likely you are to get market value in a timely fashion.  Buyers start to wonder "What's wrong with it?", so they decide to not even look at it.  Even if you do find a buyer who will over-pay, odds are they aren't paying cash so it will have to appraise at the purchase price (which it probably won't if you added thousands to the top-of-market price).        
  4. How long does the listing agreement last?  For clerical purposes, we generally write our agreements so that they expire on December 31st.  That does not mean that you are "stuck" with us if you are not happy.  The agreements also state that the seller can cancel anytime for any reason, and unlike some of our competitors, we do not charge any cancellation fee!     
  5. Should I be home for showings?  This one is easy to answer - Absolutely NOT!  What you should do is ensure the home is neat and tidy for the showing and then go somewhere else for an hour or so.  This will give the Realtor® time to show the buyers around, let them discuss what they like and don't like freely, and make a decision on whether they want to make an offer.  If you are lurking about, you can make the buyers uncomfortable and then they will just leave and go on the next house.
